  • You deserve an asset manager who will always work to maximize your income.
- We pride ourselves on low vacancy rates so we don't wait for the tenants to come to us, we go and find them by advertising your property on our own Rental Listing Sheet, Internet and with Local Businesses.
- We accompany prospective tenants through properties – we do not hand out keys.
- We interview prospective Tenants, conduct thorough reference and identity checks including checking them on a Tenant Database called TICA. 
- We collect a full rental bond prior to the tenant receiving the keys.
- We monitor arrears on a daily basis and promptly issue the appropriate notices.
- We review your rent at least annually to ensure you are getting top market value and begin re-negotiating the next lease with the current tenant well before the expiry of the current lease so we know their plans, and again, minimise any time for your property to be left vacant.
- We account to you your rental monies and administer all funds through an audited trust account.
- We carry out final inspections and correctly administer the rental bond monies.
- We also offer Landlord Protection Insurance which covers you in the unforeseen circumstances of something going wrong with your tenant.
  • You deserve quarterly inspections to be conducted and to receive a quarterly asset management report. We conduct a comprehensive condition report upon entry and at each inspection, we ensure that your tenant is looking after your property as if it were their own.
  • You deserve an asset manager who will work to optimize your capital growth. It is in your interest to keep the property maintained and because it is an investment property, any improvements and repairs are tax deductions so we will advise you as to what would help optimize your capital growth, as well as bring anything to your attention that may need to be done down the track for budgeting purposes. By keeping on top of these items before they become an issue, you will not only optimize your ongoing capital growth, reduce far greater costs if things were to worsen over time but also attract the right tenant who will look after a well presented property. If required, we will arrange any repairs and maintenance in accordance with your instructions. 
  • You deserve to hear from your asset manager even when there’s nothing wrong! That’s right, you should know that you are important to us at all times, not just when we need to tell you something.
  • You deserve to be kept informed. We will contact you at least twice a week when your investment property is vacant. We will also respond to your telephone calls within 24 hours, faxes and email requests within 48 hours (made within business hours). We also keep you informed of local real estate news with our Free regular Newsletter.
  • You deserve to know up front what your costs are going to be. So there are no surprises, we outlay from the beginning in our management agreement what our fees and expectations are.
  • You deserve an asset management system that ensures you, your tenant and your asset manager comply with their legal obligations. Our system is state of the art with computerised checklists to reduce human error and standard letters and forms that comply with all the law we are bound by. We also have a thorough knowledge of the Residential Tenancies and Rooming Act, Anti-Discrimination and Privacy Act.
  • You deserve to know the appraisal of your investment property is based on fact & experience, and put in writing. We conduct a market appraisal for your investment property based on a comparative rental market analysis by comparing your property to similar properties. We put this in writing and review this at least annually to keep up with the current market.
  • You deserve an assurance that your asset manager is working for you, the owner.
 

If you believe at any time that any of these essential things are not delivered to you by our team whilst we are managing your investment property, we will give you a letter of apology and $100 cash each time.
